Using GrailCoat on ICFs

If you found this page through a search engine, you probably already know that ICFs (insulated concrete forms) are the strongest, most energy efficient wall system available for residential and light-wall commercial construction. Typically, they can withstand winds of 200 mph and are 93% energy efficient (compared with steel stud framing which can be as little as 38% efficient). Honestly, if they were less expensive, no one would use anything else.

Thick walls lend themselves to stucco, but stucco coatings can be problematic. Standard stucco is expensive and is not waterproof. Elastomerics are expensive and extremely thin, not allowing much depth to work out irregularities in the ICF foam exterior. In addition, elastomerics are water and vapor proof: moisture trapped behind the material cannot off gas as vapor.

GrailCoat is an acrylic/concrete coating similar in appearance to stucco, is entirely different in composition - a direct-applied, flexible concrete that is a solution to stucco and elastomerics problems. GrailCoat is strong, flexible, good looking, and inexpensive. It has been used since 1972 as a sub-grade waterproofing and exterior finish material, and has also been effective in marine applications. It is waterproof, but allows vapor transmission. A 3/16" thick coating covers most irregularities in ICFs.

In addition, GrailCoat is good looking. Any texture which can be created for standard stucco can be duplicated with GrailCoat.

GrailCoat is fully warranted as a coating and waterproofing material if properly installed. We warrant against cracking, flaking, and peeling on ICFs and on many other substrates as well, such as concrete, steel, plywood, rigid foams, and OSB. This means that as different materials used in a structure and foundation, the coating can remain constant- for a more uniform finish.
